Land & Development There are a number of land appraisals we can carry out to establish the feasibility of a piece of land for development. Initially, we can develop an appraisal which "assumes" that there is nothing untoward with the condition of the land and there is limited information available. This is the simplest and most cost effective appraisal we can carry out. It's generally used to establish a clean land value for the purpose of making an offer for the land. The appraisal itself again assumes and allows for a number of standard build costs depending on the type of development anticipated and enables the developer to get a feel for the clean value of the land in question, but offers the most "risk" involved. Any offer can then be subject to reductions once further information is available. The preferred option for making an offer for a piece of development land is one which provides far more detail in the first instance. This enables the developer to assess the costs more accurately thereby making an offer for the piece of land which is not subject to any variation. Of course this appraisal takes that much longer to create but provides a significant reduction in the "risk" to the developer. We will ensure that the architects and all members of the design team are continuously briefed with the client’s requirements and expectations so that large changes mid development are avoided. Mcdonald Brown Associates will work with the design team in ensuring that development densities are optimised and suit the characteristics of the site therefore increasing the viability of the proposed development along with the eventual profitability. We will work tirelessly with other consultants such as engineers to ensure that structural design is maximised and value engineering is incorporated wherever possible. We will ensure that good practice is adhered to throughout the design process. |
